A landlord cannot discriminate against you if you have a seeing eye dog, even in a "no pets" building.

landlord tennantThe premises you rent must be "habitable". This means the apartment or house you are renting is fit to be lived in. There must not be any unsafe conditions, such as holes in the floor, plaster coming down from the ceiling, bad wiring, etc., and there must be no infestation of vermin such as cockroaches or mice. It is the landlord's responsibility to make sure the property he is renting is in livable condition.

It is especially important that your rental unit be free of lead based paint which is toxic when eaten or inhaled by small children and pets, causing low IQ, learning disabilities, Attention Deficit Hyperactivity Disorder (ADD/ADHD), mental retardation, and brain damage.

You would be wise to photograph or video the condition of your premises before you move in - and have dated receipts or time stamped photos or video in case of any disputes when you vacate the premises.

Your Rights

Unless there is an emergency situation, you have a right to privacy. Your landlord may not enter your premises with out advance notification.

Other rights such as how much deposit you are required to put down, whether you get interest on your deposit, are different from state to state, and you should find out what regulations apply in your area.

If you are late in paying your rent, or your landlord is taking action against you, you should be aware of your rights to have proper notice of the action against you, a chance to make up your rent payments, and rights to appeal.

If you are worried that you may be evicted, you should contact a lawyer or a local tenants' association.

My mom has Alzheimer's disease and has give me power of attorney over her heath and finances. Two years ago my sister moved in with my mom to take care of her. My sister was given $1500/ month for this service. In February 2014, my mom broke her hip and was admitted to the hospital with severe malnutrition and dehydration. After my mom's release from the hospital, my mom moved in with me and I'm taking care of her at my home. In the last few months, my sister is intentionally destroying my mom's home. What would be the best way to get my sister out of my mom's house so that it is not completely ruined?

We suffer from nausea, digestive problems, stomach pains, headaches.
We have a 3 year old daughter and also suspect another baby on the way. The landlord did not inform us of these damages when we moved in and also will not fix them.

I have completed a work order not once but twice in the last 2yrs. in regards to my air conditioner, and even asked that a better air conditioner be installed, due to the hot weather we had and are having. I have sickel cell trait and get nose bleeds when too hot. I work during the day but when I get off the only comfort I have is either in my car, over at family and friends with real air conditioner. This establishment has recovered the parking lot, but can not install better air conditioners for the conditions, along with completion of the swimming pool, which is also included in rent as a perk.
