Home Warranty & Extended Warranty Companies

Often, a retailer such as Best Buy, Wal-Mart, Sears or Home Depot, will offer customers an extended warranty that would provide insurance coverage on their purchase beyond the typical one-year warranty coverage that the manufacturer (e.g., Amana, Maytag, Whirlpool, Viking, Miele, Kenmore) would provide. The extended warranty is not managed by the retailer—it's simply offered by the retailer at the time of purchase. The companies that provide extended warranty contracts are called third party administrators (TPA), some of which are listed below.

Systems and appliances that may be covered by a home warranty include heating systems, central air conditioners, garbage disposals, ovens, dishwashers and refrigerators. Optional coverage can often be purchased on pools, spas and other devices.

Home warranties are meant to cover damage caused by normal wear and tear, not damage that involves pre-existing conditions, owner's negligence or extraordinary use. Furthermore, home warranties are not meant to overlap with a manufacturer's warranty or homeowner's insurance—that's why they are often referred to as extended warranties—they "extend" beyond the warranty coverage provided initially by the manufacturer.

Home warranty insurance or extended warranty contracts are provided by companies such as American Home Shield, First American Home Buyers, Old Republic Home Protection, Cross Country Home Services, Fidelity National Home Warranty and 2-10 Home Buyers Warranty.

Home Warranty Bad Faith Insurance


Home warranty lawsuits have been filed against various home warranty companies alleging they are guilty of practicing bad faith insurance. Bad faith insurance occurs when a policyholder's claim is improperly denied or delayed by an insurance company. Bad faith insurance can include practices by the insurance company such as not filing out paperwork in a timely manner, failing to conduct a proper investigation into a claim or using unreasonable grounds to deny a claim.

Home Warranty Lawsuits

In June 2011, a lawsuit was filed against American Home Shield by a couple who alleged the company improperly denied claims on the grounds of "lack of maintenance" or "preexisting condition," even though no inspection of the appliances in question was carried out at the time the policy was issued. The lawsuit, which seeks class-action status, further alleges that contractors were paid a bonus for denying claims.

Because the company pays its contractors so poorly, according to the lawsuit, the only way the contractors can make money is to cause a denial on claims, refuse expensive claims or perform cheap fixes. The lawsuit further alleges that First American trains its employees to deny legitimate claims, refuse to authorize necessary repairs and replacements, and delay the claims process for so long that the customer gives up and pays out of pocket to cover repairs that should have been covered by their extended warranty.

In 2010, a lawsuit was filed against Fidelity National Home Warranty Company, alleging the company improperly rejected claims made by customers. Furthermore, the lawsuit alleges that the company denies legitimate claims and trains its service providers to do so while refusing to authorize replacement of appliances.

I have been the customer Fidelity Home Warranty for six years. I recently contacted them for a broken Samsung washing machine they sent out LA appliance service. The servicemen told me that it would cost more to repair than to replace. Since that day, I have not heard from Fidelity. I have contacted them numerous times to no avail.

I am having the very same problem. The blower motor on my ac went out. They did send out a technician the day after my call, although I had to call and beg the technician to come out as quickly as possible since I am a senior citizen and cannot tolerate the Texas heat without an a/c. I had to crawl up into my attic and "take pictures of the unit", which I did and immediately sent to them. They asked for maintenance documents for 3 years prior. Didn't have them and was told not to worry about it. Now after many many calls, the last being a heated conversation with "a manager" who told me that he was the one to approve or disapprove a claim, and actually hung up on me. Because I did not have maintenance documents, they are going to pay me $150 in settlement of my claim. My contract says "maintenance docs and/or pictures." I am going to get stuck with a $2K repair bill on a fixed income. How stupid of me. I am a senior citizen who has been taken advantage of. I would hire an attorney and probably will but that is not going to get my a/c repaired. Even tho it is now fall, Texas winters can become unbearable. BEWARE OF THIS COMPANY!!!!!

Purchased a new home. AHS warranty was purchased without my knowing. 1 year coverage on new home. I file a claim for my A/C to be repaired/replaced. 2 out of 3 contractors state unit should be replaced, it's 20 years old. AHS denies request, "due to normal wear and tear, the unit is not covered". How can they do this? Take our money knowing items will have normal wear and tear?
Customer is horrible. Can't get in touch from anyone from home office. Trying to sue in small claims court. Can't get a valid address. It's either old or another company name is using that address. They have sub divisions that are apart of AHS but can't be served. Complete run around. They get sued a lot, they know how to avoid being served.
Anyone have a real address?

First American Home Warranty denied my claim for a ruptured water heater. They claim that not having an isolation valve and bleeder valve for the hot water recirculation pump was the cause. Why did it operate with no problem for more than seven years? I had a claim for my washing machine the previous month that took from July 3rd to August 4th to repair, 31 DAYS

AHWP (Amazon Home Warranty) automatically deducts paymments, has a billin ossue, deducts late, freezes may account, I showed that they were to autodeduct payment, they accepted and agreed billing issue was on their end, issued the claim, assigned a technician, tech came out and diagnosed the issue (I paid $75 for service call). Then AHWP denied my claim because of non-payment.

They still have not deducted the payment. I wouldn't know where to submit a payment.

What recourse do I have?

Let me know if you go after Select Home Warranty. They owe me $8500, won a judgement in small claimed court and the will not pay me. They are a fraudulent company.

I paid 85 dollars to have my home warranty that I have had for almost 30 years come out to fix a ceiling fan. They determined the fan was not fixable. They have told me I have to pay 275 dollars to put in a brace that my ceiling fan did not have so I said I would take the buy out for the fan . They offered me 48.50 to buy a fan and have it installed. I purchased the brace I need at the hardware store for 18 dollars .They said if I don’t give them 275 dollars they will issue me a check for 48.50 in 10 days and close the claim . I think this is a form of elder abuse because they know I am elderly because of how long I have had this warranty.

Select Home Warranty refuses to repair my microwave, fridge or stove burner because either "the cost of repairs exceeds the current value of the unit" or it's irreparable or not "cost effective" to be repaired." Yet it clearly states up front on the contract that age does not matter. For the microwave, they didn't even send out a tech. I'm fed up with this company. Paid out over $2500 in the past 4 years with them and hardly submitted claims. When are we all going to do a lawsuit against them?

I have had Select Home Warranty for the last 2 years and I had been satisfied with them until the water heater had an issue starting on 2/7/23. I put in a claim for the issue and the claim was denied as they said they do not cover leaks. I called back and told them we do not know what the issue is with the water heater that is causing the leak and they put in another claim that was denied. On 3/9 Ron, the Manager from Select called me and asked what was going on and told me that since we did not know the technical issue was that was causing issue with the unit that a technician was to be sent out but could not get there until 2 days later Saturday 3/11. I could not wait this long as it had already been 2 days since the water heater stopped working and I have a tenant on that property with 2 small children and not having water for that long is a health concern and can put me at legal risk. Ron emailed me and said I was welcome to hire someone to diagnose the issue and I did schedule a company to go out there that day. The diagnosis was due to the age of the unit it had stopped working and that was what was causing water to come out of it. This is on the attached invoice. I hired them to fix and replace the unit the next day because I could not have them go without hot water any longer. I am requesting re-imbursement for the charge of the water heater being replaced as this should be covered by the home warranty company and they do not want to pay me as they say they do not cover leaks but the leak was not the issue it was the age of the unit. They also have not sent me my policy document which I have asked for a few times. The total to replace it with labor was $2,970.00 per the attached invoice.

I received a call from an agent at Select Warranty 1 month before my warranty insurance was ending to ask if I wanted to renew. I told them "No" due to extremely poor service from the beginning. Due to miscommunication, they ended up renewing my warranty and charging my account immediately. I called them back and told them again to not renew my warranty and refund me immediately. It has been a month and I still have not received my refund back. I have been calling to get this issue corrected and am still on hold.

I see several other complaints about Select Home Warranty. Got the 6 year contract in May 2020, and about 2 months later, thought I might have a clothes dryer claim. Called the claims department, and a very rude rep told me that I did not maintain the appliance and therefore they would not cover. That is NOT WHAT THEIR CONTRACT INDICATES. Finally resolved the problem on my own. Fast forward a couple of years and am having trouble with my clothes dryer about April 2022, and took 2 months to get repairs. The first repair person told me that this was the last repair that they could do and it needed to be replaced if anything else went out. Now, the thermostat and something else went out on Thanksgiving 2022. After two messed up service calls, an Electrolux repair person was sent out in early December 6, 2022. He says that it can be repaired, but they have to wait for the part which was supposed to take 2 weeks max. It is now 1/23/2023 - six weeks later - and the part is still on back order. This Electrolux repair told me that Select will not replace anything - they will keep repairing and repairing and repairing. This is a scam company

While they are currently working on a "solution," due to my hour and 16 minutes call to them to explain their error, I do not expect things to go well given their current history. I submitted a claim regarding a toilet leak, that hired inspectors from an independent agency called "This leak is coming from the toilet tank due to failed components within the tank." Then, Select Home Warranty responded with a statement, "We have tried to process your Plumbing Fixture claim for policy After further review, the problem you are having is not covered under your policy." So I looked at my policy and found "6.3.1. Plumbing System. This Agreement covers the following plumbing system components: "... (iii)toilet bowls; (iv) toilet tanks; (v) toilet flushing mechanisms;" It sounds as if the toilet mechanisms are covered. Or that at least they should send a technician to investigate further before such judgment/denial on their part. Plus, I too paid in advance for the 4 years plus 5th free (expensive). Now, I wonder if these denials of coverage relate to the company always trying to talk the consumer into buying more coverage. In other words, I suspect this is a "scam" and from day one.

I submitted a claim, it’s diagnosed by the dispatcher they chose and then gets denied by their reviewers. Claim denied! Told to seek outside help! WTH!!! They take your money and then deny your claim for a service I paid them to provide. I’m willing to join any class action lawsuit against these dishonorable people. We work hard for our money and these vultures take our money and still find a way to deny the claims submitted regardless of the diagnosis recommended by their trusted dispatched technicians.

I purchased a brand new condo built and sold by Lennar.
The first time I actually stayed overnight. I noticed a defect in the flooring. I had a independent inspection on the place.
A complete report from a licensed inspector.
Confirming the subfloors were constructed defective and faulty.
I filed a claim with Lennar home warranty company.
And
They refused to investigate didn’t get a proper inspection.
Had people impersonating Lennar employees
To deceive and mislead out right lie. Repeatedly making fraudulent statements. Bogus and fake inspections
Instead repairing they damaged everything they touched.
Lennar home builders and they’re warranty company should avoided at all cost.
Clearly they get trained and rewarded for denying claims and the claims they approve are have kick back incentives the repair people aren’t licensed and inexperienced cheap labor. Lennar home warranty company is incompetent and it starts at the top.

I am dealing with the Select Home Warranty FRAUD company that has been taking payments from me for more than 3 years and now when I need to fix my AC they are declining my claim by asking for maintenance records. They do not give any amount of coverage, but when I purchased the Warranty the agent told me upto $15000 is covered. These company is SCAM and FRAUD and they need to be shut down. Please let me know if there is anyone who is doing anything to make it happen and I would love to join.

Select home warranty is in one word a" Thief". I have called many times to get some work done.First they will connect me to India then they will take all of my information and ask me what need to be done but nothing happens. I will call back after a few days, finally they will tell me that "this is not covered". I called for my fan that was not working, after one week i called them again to see why there is no response , they now tell me that the fan is not part of the warranty and they ask me to go ahead and buy a new one.
I paid $1000 dollars when i enrolled in their warranty for 5 years.
They are thief with a computer in front of them as far as I am Know.

Lied to by the sales Rep about them (Select Home Warranty) having contractors in my area and gave me names of some of them. Gave me a good rate and service call fee better than the company I was replacing because no one would work for them anymore. I called some of the contractors a few days after I signed on and all said we do not work for them you pay us and get paid by them after they approve the work request.
AC went out on the 23 rd of July and reported it. I got an email saying they had no one available and i was authorized up to 100.00 for repairs anything over had to be authorized. I had techs out said it would be 375.00 needed a 24 volt contactor and did a system check. Told SHW and they want to speak with the techs who refused to deal with them or any other warranty companies due to to much BS from the warranty companies.
I have an 85 year old father living with me and after several days around 100 degrees had to eat it and pay for it my self. SHW has denied the claim.
I am up to join any class action against them. They are worse than my last warranty company and the want to depreciate the value of any appliance you need replaced offered me 45.00 for a fan light combo worth 165.00 and up that quit working. There are no contractors in thier network where i am even though i was told repeatedly with that there were. My belief is they look names up on google while they are talking to you just to get you off the phone. I have written down the names of everyone i have talked to in this company.
I will gladly join any suit action.

Choice home warranty‘s is a very dishonest company. In June, 2021 I was charged$1000 for an air condenser unit that I was told would be covered along with the labor. It took them over a month to replace the compressor in 90° weather. Was sssigned twice to two different technicians. Was quoted $425 for rewiring from first technician company. That company came out did the re wiring but the unit was damaged and could nit be installed. no replacement unit was authorized by choice home warranty. Choice assigned a second technician to the claim and that technician brought a unit out and installed it however they charged me an additional $1000 for the unit. Spoke with Choice case managers and was ultimately told there was nothing they could do no reimbursement of the $1000 would be made.

SELECT HOME WARRANTY.. I want to know is where is the warranty?

Their plan says
1. They send a licensed capable contractor to our home to diagnose and facilitate the repairs

2. You only pay your deductible.

3. They provide service in 48 hours.

4. Repair or replace your broken.or unrepairable item.

NONE OF THIS HAS EVER HAPPENED
It turns out.that you pay th for a very needed, used to be Honorable service, so you have "Peace of mind ".

Now all I have is expectations, and dissapointment.

I am looking for as many people as possible to join me in a law suit. Class action seems the way to go.

My AC unit was tripping the breaker, and I had a Select Home Warranty. They sent what I believe to be an unlicensed contractor out to my house to take a look at it.

This company engages in deeply deceptive business practices, with a catch clause designed to give them the flexibly to deny EVERY claim made against them, buried in the fine print in a separate section of the contract from where the rest of the coverage information is.

They deserve to be shut down completely, and to pay restitution to the people they tricked with their false claims on their website.

Select Home Warranty (DO NOT PURCHASE THIS WARRANTY)

I was made to believe that a Home Warranty was a good way to go.
Realtors would use a Home Warranty as a great selling point.
In the real world they are nothing but a SCAM.
They advertise that it does not matter how old your appliances are.
Well, why should it matter...They will NOT repair them anyway.

Our furnace stopped heating two months ago during freezing weather. I knew right off
the problem was the blower motor. Called Select Home Warranty, and two days later
the Tech. came out and confirmed that the problem was in fact the blower motor.
The Tech. called Select back, explained the situation. Select would not allow him to replace
blower motor.
My wife and I are in our 70's....Since the weather was freezing we really had no choice but to allow
the Tech. to make repairs...Motor Blower, plus Labor $450.00. Plus the Techs. fee $75.00 for coming out. Select paid nothing.

In fact, I emailed Select asking for our money back. I was only asking to be reimbursed for money remaining on our
contract. Have not heard a word.

Anyone with Select Home Warrenty that has like me paid upfront for a comprehensive home warranty that has never even had a technician call or inspect items supposedly covered but each time said not covered denied claims etc that want to pursue class action suit in any state please feel free to contact my email

Retired military, 26 years active duty, three deployments----DO NOT USE CHOICE HOME WARRANTY---over 5 weeks now with no water heater. My only option at this time is for me to pay out of pocket about 2K dollars and they say they will reimburse me. Yet,
they have lied to me on four occasions. One of their selling points was what if something happens and you don't have the money to cover it, they CHW will. Now I am being told SORRY, THESE I AM A ROBOT VERIFICATIONS HAVE INTERRUPTED ME NOW 7 TIMES AND AS A RESULT, I AM NOT GOING TO WASTE ANY MORE TIME WITH THIS.

obtained a home warranty with Select Home Warranty on 3/23/2020. It is a 1 year contract agreement, per contract section 4. I paid for 2 more years in advance. I filed a claim on a broken hot water heater, and was told it will not be honored, due to the heater leaking. I explained that the heater most probably did not break due to water leakage, but of old age, as it is 16 years old! Select still refused to honor the claim. I spoke with Louis, requested a refund of my residual funds , and this request was refused as well. Louis stated due to my 1 year contract, I will be charged an early termination fee. I explained to Louis my contract was satisfied 7 months ago,, as I have been with Select for 19 months. Louis then says my contract was for 3 years. I referred Louis to section 4 of the contract, which states 1 year contract agreement, he then says, it doesn't matter! This company won't honor a claim on an old appliance, nor will they refund my balance. They're attempting to find a way to deny my claim AND keep my money! I spoke with Ron on the escalation team, and was told I'd have to pay for 25.00 cancelation fee, despite 1 year contract satisfaction, and some other miscellaneous fee, resulting in a much smaller refund than calculated! I've contacted the BBB and prepared to file a complaint with the AG if necessary, and it seems it may be necessary, because these folks aren't attempting to satisfy this customer 1 way or another! It makes no sense having a warranty! DISGUSTING!

I recently obtained a Default Judgement against Choice Home Warranty after they declined a claim for an HVAC unit that, according to two separate vendors, was due to normal wear and tear and not to specific damage.

To collect I need the name of the bank that is used by CHW. Can anyone provide that info?

Select Home Warranty is the latest in a long list of bad faith companies that needs to be shut down ASAP. If ponzi schemes resulted in the arrest and conviction of various famous players, someone please explain to me how these companies can collect our money and refuse to cover claims YET they are still in business. I have a meeting with an Attorney next week to provide him with the BBB reports, the RipOff Report claims and the like. I do not care that I paid them $1500 for a Warranty Policy if I can get them fined then it was worth it. I called in 5 claims over three (3) years and they tried to deny each one. Minor HVAC issues and a capacitor that I found online for $15. They over charged me for the service call fee and randomly decided to change the terms of my contract. Last week my compressor broke and my contract says that its covered but OF COURSE they have me waiting 7 days for the "Research" and "Resolution" teams decision. I HAVE A DECISION....give me my money back and I can hire an AC tech to fix my unit.

Fidelity National Warranty is trying to settle non-repairable ac claim with a check fir $1,506, after ghosting me for weeks without ac fir senior citizens. Is there a class action suit I can join? Is it worth suing their dishonest company?

I would like to join any law suit that will bring CHW to justice, I have had two claims in the past year that have been denied or a very minimum payment was made.
Had a fairly new (1 year) stovetop from GE that retailed at $1,150 and it quit working, CHW sent tech out and diagnosed that the stovetop was bad and could not be repaired. Instead of replacing with same stovetop they paid $300 to replace and then also said that they would not pay for any install of the stovetop.
This week they have determined that my coils in the furnace have developed pin hole leaks and was leaking freon, these coils are original and at some time will go bad with wear and tear and should be replaced, CHW came up with some verbiage about corrosive material causing the problem and have denied the claim.

HOW can we stop or get this company's abuse of its customers? This should be broadcast to all consumers to warn them about this unethical company.

I have had a Home Warranty with "Choice Home Warranty" for 5 years.
They came out last year and it was approve but I had to pay $1800 and at that time I didn't have the money.
I have saved up (I'm retired) and desperately need my air repaired.
Now they want me to pay $4200 and they pay $1500.
Something about the math doesn't add up for me.
I need to know if I need to get an attorney.

We are in the process of attempting to have AC claim taken care of by Select Home Warranty. The company has been
‘putting us off’ and stalling claim approval by telling us they are waiting to find parts for AC repair. It’s going on 4 weeks since claim and it appears they have no intention of paying for our AC repair. We are investigating what steps we need to take in order to file a claim against Select Home Warranty for their unethical business practices.

2-10 home warranty for 3 months has sent someone out about the AC in the home it was recommended to be replaced twice Now I have waited another 3 weeks for approval then it completely broke I am told it will be another 2 weeks before they ship another unit the air is 91 degrees in the house and I am a diabetic with an animal I am concerned the extreme heat will hurt me & my pet
As well as the electronics and other appliances in the house
It’s all about $ This could have been replaced by the vendor on the first trip I believe they should be held liable if I incur any harm

We switched from HSA to Select Home Warranty last year. We filed our first claim with select 3 days ago only to hear DENIED. Our HVAC is 30 years old and worn out from normal wear and tear. The tech that came out even said so. This has caused a Freon leak and the condensor, evap coil and compressor need to be replaced. Now since the unit is 30 years old and takes R22 which has been phased out by the EPA, the technician recommended to replace the unit. Select is denying coverage because of the Freon leak. The root cause of the issue is not the Freon leak. The root of the issue is a worn out unit from normal wear and tear that caused a Freon leak! These clowns on the phone are condescending and rude at best. When you refer them back to the ticket submitted by the technician they say “refer to 6.3.6 of your service agreement. Freon leaks are not covered. I spent 2 hours on the phone with them only to end up cancelling my service out of frustration. Then my husband called and spoke with a “supervisor” that said “well I see here you cancelled your service. If you hadn’t cancelled your service, maybe we could have done something to help you.” They had every chance for 2 hours while I was on the phone to do something. I spoke with two “supervisors” who refused to assist in any way. We have had a home warranty on every house we have owned in the last 10 years and never had an issue. Select is deceitful in their business practices and has no intention of paying out claims. This is a bad faith company taking money from consumers and any service contractor or consumer should beware of having anything to do with this company. We referee so many of our friends to them because of their low monthly fee and deductible and now I’m calling everyone of them and telling them to cancel. The service technician that came out said they just started working with them in 2020 and have yet to have one claim paid out and will likely stop taking service requests from them. I have filed a complaint with the NJ BBB ( as I see about 3500 others have as well) and a complaint with the NJ Attorney General. I sincerely hope that somebody that has the power to do something about this WILL do something. Companies with shady business practices need to have real consequences. I’m in for a class action!

I have been misled by Choice Home Warranty.
I purchased 2 Three year policies for 2 houses to get the lower deductible of $45. Total cost $ 2500. They deny claims even if the tech
Uses the wrong terminology when asking for authorization. This practice had cost me numoures times, e.g. $ 250 , $500 and others of $100 to $300
Because I had to pay the tech directly. They say you can get your own tech and call for authorization. But their authorization unit closes at 5 pm. Then when you get the repair on your own they deny the claim saying that they have 24 hrs to get a tech and I did mot do that
How can you get authorization if that unit is closed. Another gimmic is that they say if they can't fix it They replace it. What they don't tell you is they prorate the age of the appliance and only offer you $50 or $100 RIP off I can go on and on. Then when you do not renew they automatically put you on a monthly charge and charge your credit card on file if they do not hear from you to not do that.

Our claim was submitted on 01/05/20 and was assigned to Express Home Services on 01/05/20. On 01/06/20 the technician (Anthony Besecke direct number 903-841-2094) submitted details pertaining to our system failure which was the blower motor. While he was in our living room, he was told it was covered and ordered the part and had it immediately shipped out. A couple hours after he left, he called us saying he received an email from Choice Home Warranty stating that the service would not be covered. He suggested I call Choice Home Warranty to find out why the claim was denied when it is a covered part and was just approved to be fixed. He also asked us to call him and let him know why it was denied.

1-6-2020 I called Choice Home Warranty and I spoke with Elizabeth employee # (would not provide # or last name) she proceeded to argue with me for over an hour stating “they did not have a decision” at that time as well as advised me that they tell all their technicians that come out not to tell the customer whether or not the claim is approved or denied and they should stay quiet and let the customer receive an approval or denial letter. I explained to her that I had NEVER received a letter from them about approval or denial. She then changed and said it would be an email. She stated I should receive a decision within a couple hours (I did not receive an email until the next morning which was a denial letter). I asked to speak with a manager and after a 10 minute hold, she came back on the line and stated there was not a manager there and that I would need to call back tomorrow (1/7/2020) and ask customer service to connect me to the Determination department. I insisted she take note of everything I said so I didn’t have to continue to repeat the entire story time after time, she assured me she did. I agreed to call back the next morning.

1-7-2020 I called Choice Home Warranty and spoke with Melissa employee # (would not provide # or last name) and asked her to transfer me to the Determination Department. She asked what the issue was and I replied that there should be notes on the account. She then refused to transfer me to the Determination Department because a decision had already been issued so I would need to visit their website and submit an appeal. I demanded to speak with a manager. After 20 minutes of her telling me what the manager was going to tell me I again demanded to be connected with a manager whom was capable of speaking for themselves. I was put on another 10-minute hold that was finally answered by Fredida (manager) employee # 18521256. After going back and forth with her for over an hour, Fredida submitted an appeal to the case management department and stated I would receive the contact information within 4 hours. I instead received an email stating I should receive the contact information for a Case Manager within 24 hours. After another hour I received the information to our assigned case manager, Paula Monsalve, who requested I contact her right away. I called the number and entered the extension and was sent straight to voicemail. I left a voicemail that included the case number, name on account, contact number and asked for a return call as soon as possible. I also followed the call up immediately with an email letting her know I had called and left a message. An hour later I tried to call again and still it went straight to voicemail. I spoke with the technician, Anthony, that came out to fix the unit yesterday (01-06-2020) and told him what they said the reason for denial was. He explained that there was very little dust on the blower motor and that it is impossible for consumers to clean those parts as they would have to completely take the unit apart to access the blower motor. He further explained that if the consumer did in fact try to clean the blower motor it would cause it to be unbalanced which IS in the (“CHW”) clause as NOT COVERED. He stated that they were deliberately trying to avoid fixing the AC unit that has worked for 23 years until now. I have a copy of the diagnosis that Anthony submitted to (“CHW”) and nowhere does it state that it is broken due to lack of proper servicing. The AC unit was just serviced in September 2019.

This is not the only issue I have had with Choice Home warranty not covering items that are “claimed” to be covered. I submitted a request for my water heater to be fixed through a lady with (“CHW”) customer service and because she put down the wrong part that was broken, even though we tried telling her that was incorrect, the claim was denied and I was forced to purchase a new water heater after paying the fee for them to send a company to come and look at the water heater. The Technician also tried to tell her that the part she was reporting as broken was incorrect. She argued with him saying that the part he was talking about was technically named the term she used which is NOT COVERED in our contract. After an hour or so he finally gave up and left it to us to handle (I don’t blame him). He also told us that His company had decided that once they completed the tickets they had already received, they were canceling their contract with (“CHW”) due to them denying most claims and if the claims were approved, it was taking them months to get paid through (“CHW”).

I submitted a request for my clothes dryer to be checked and fixed and (“CHW”) sent out a company to “fix” it. The first “issue” the technician said was the issue he got approved and ordered the part and came back 2 weeks later to finally install it. Once the install was complete, I found the old part that was removed from my dryer laying in my front yard. Two (2) days later we had to call (“CHW”) again because the dryer still wasn’t drying the clothes. They sent the same technician out and although he was not happy about having to come back out, he determined that the heating element was out. He spoke with (“CHW”) and got an approval and ordered the part. After 2 more weeks he finally showed up to “fix” the dryer. He spent 3 hours in my living room talking about politics while he let the dryer run. He claimed it heated up well and was fixed. I went to dry a load of clothes only to find that the dryer still wasn’t getting hot. I received a call from (“CHW”) asking me to take a survey about my experience and to please rate them a 5. I explained that I could not take the survey because the dryer still was not fixed. The gentleman opened another ticket and the same Technician was sent back out for a third (3rd) time. He then expressed that he was not happy to have been sent out when he had already “fixed” the dryer twice before and it must be something we were doing to the dryer or just didn’t know how to run it. He spent 2 hours looking at our dryer while cursing under his breath and sent my 14-year-old son to “clean out” the lint trap under the house (my son was not being paid to do his job). He finally came to a conclusion as to what the issue was and while putting our dryer back together, he broke some clips. He ordered what was needed to “fix” the issue and the clips he broke. Several weeks passed and he FINALLY came back out to “fix” our dryer once more. (note it has been over 2 months since our dryer worked. We were having to take our clothes to the laundry mat which was costing us additional funds on top of the service fee and monthly fee to “CHW”) I am not sure what he “fixed” on the dryer other than replacing the clips he broke (except for the one he broke trying to put back on) but our dryer still was not fixed. In order to dry one (1) standard load of clothes (it didn’t matter if it was light material or heavy material) the dryer had to run for 5 FULL cycles to dry the one load. I was forced to purchase another dryer.

I searched the internet and found several lawsuits for fraud against Choice Home Warranty, including Arizona and New Jersey. I found one (1) lawsuit that had been settled for over $700,000 against (“CHW”). I also found several class actions lawsuits against Choice Home Warranty and forwarded our information to them and will await a response from the attorneys regarding the class action lawsuit. I also found many, many pages of complaints on the BBB site (there were 4,830 complaints made against Choice Home Warranty on the Better Business Bureau website, as of June 28, 2019) for Choice Home Warranty doing the same thing to countless customers which is offering a service and using a term “normal wear and tear” to deny the claim and avoid paying for the product that is “claimed” to be covered.

I have seen several complaints here and elsewhere against Select Home Warranty. I am adding to the number. I've seen a couple of people mention they've filed a complaint with the Attorney General's office. I'm assuming in the state of NJ, where they have their headquarters? I would be interested in seeing if a class action suit will be a reality against them, as clearly they are doing this to MANY people. They are not honest, period. Can anyone tell me specifically if a class action suit has been filed, or at the very least, should I file a complaint with the AG's office, and if so, is it the state of NJ where I should file? I will be looking for an attorney to start a class action suit against Total Home Warranty Protection. If anyone is experiencing the same problem with THWP please email me. I feel trapped into paying a monthly service for a company with bad customer service and unethical nonprofessional business etiquette. I am afraid to cancel my monthly warranty plan because they may use my cancellation as an excuse not to fulfill the services they haven't completed.

Contractor came out 9/17/19. According to Contractor, he submitted diagnosis to THWP same day.
9/20/19 I ask Contractor for update and they tell me the claim is still under review.
9/23/19 I reach out to THWP and I'm told contractor never submitted diagnosis. THWP advises me they will click over and call contractor and help him submit diagnosis. I hold and then once rep returned I'm advised contractor has be successfully connected to authorization team to get started and a claims manager will call me within 24-48hrs.
9/25 After no follow up call was received from THWP, I decide to check with contractor and I'm advised that he hasn't heard anything yet and I explain neither have I. Another monthly service fee is deducted out of my bank account and now 2wks have passed with appliance not being fixed but monthly payments are withdrawn and contractor was paid $60 cash upon arrival of initial visit. Contractor says he will try to submit the request again to the portal.
9/27/19 called THWP and I'm advised diagnosis still hasn't been provided by contractor and she will click over and call him and make sure he is connected to authorization team and she's not sure why it didn't go through last time they connected him. I wait and she confirms that she was able to get a hold of contractor and connected him. Again I'm told a claims manager will reach out to me soon. 10/1 I call contractor and I'm told that they still haven't heard anything and it's still under review. 10/3 I call THWP and I ask to speak to a manager. Mgr Tommy offer to reassign claim to another contractor due to this being over 3wks with no results. I agree and I'm advised that I will get an email for reassignment same day. It's 10/5 and no email and been sent to me for reassignment. I've been paying THWP monthly since June 2019 and provided contractor the upfront service cost. That's a total of $200 so far and no work done to my appliance. I would like to cancel this service due to all the issues but I also want to get my money's worth and have my garbage disposal fixed before the next withdrawal. I feel like they are stealing my money with no cares to their job,

As a contractor who has worked for Select Home Warranty and American Home Shield, it is my opinion that these 'home warranty' companies are all scams.

American Home Shield kept me on hold for over 2 hours waiting for an agent to tell me they do not cover normal wear and tear on home appliances (specifically, a hot tub). They "only cover things such as lightning damage". The customer had stated to American Home Shield that they believed the damage to be caused by lightning. I was called in because American Home Shield had no electricians in our area. Imagine that.
The damage did appear to be caused by lightning. When this was verified with their employee, we were told they only cover normal wear and tear, not things like lightning damage. It appeared American Home Shield's employee purposely stated the coverage incorrectly to lead the diagnosis to a denial. They did, however, pay us for the diagnosis.
Select Home Warranty is rife with long hold times. Most of the employee's lingual accents are so thick it is difficult to have a conversation with them. I believe this is another home warranty company tactic to dissuade and delay claims and payments. In our short experience, these guys aren't reimbursing their customers or their contractors. It took three months and numerous calls for one customer to receive a re-imbursement check for a ceiling fan replacement that was declined (they would only re-pay him for buying his own fan). We still haven't been paid for the diagnosis (more than 100 days past due).
HomeAdvisor is another unscrupulous cesspool of thievery.
We look forward to providing documentation for the class action lawsuits against these two home warranty companies. As we did for the suit against HomeAdvisor.
Nothing is free. Home warranties are certainly a scam. So are lead generation services for contractors.
They sucker you in with the promise that you will receive greater value than you pay. In reality, how could they profit if they did in fact provide more than they take?
Please do not patronize these dishonest criminal organizations.

If there is a law suit against select home warranty I would like too join. August 2018, heating and air went out repairman worked on it for three days and said that he could not repair it. She would not pay for replacement, citing that I did not have maintenance records. (Second owner, was told when I bought the contract that it did not matter). Offered to pay $168.00 on a $4,000.00 replacement have not received that either. Fast toward to May 3019, dishwasher went out. Repair man came out and said that it needs s new card. She keeps saying that he needs to send them the diagnosis which he says that he has sent them 4 times. Asked for a buy out on the dishwasher and they use the diagnosis as a reason not to pay a piddling amount. All their contact people seem to be in the Philippines and not very good at English. If there is a law suit against this scam company, please contact me, ready, willing, and able. Thanks.

American Home Sheild refuses to replace refrigerator after contractors recommendation to do so. 3 Contractors 9 trips over 12 months and the result is I've paid these bastards (AHS) $100 fees left and rigth. AHS has given us the run around with repairing/replacing our refrigerator. Each time we have called they had made it difficult to open a warranty claim when we were able to do so, they sent out three different contractors no less than 9 times, and none of them can fix the problem. The last time we called to get this issue resolved, AHS send the same contractor to look at our gas range instead of the fridge. Which means they are intentionally dancing around the issue at hand.

The worse part is that because they want a 2nd or 3rd opinion, this delays the overall resolution. This then ends up resulting in the request being closed, so when we call in for an update, we're told, we need to put in a new request and pay another deductible, this has happened multiple times.

Today I called in and same usual run-around. Asked to speak with a supervisor, and I got attitude from the agent with sarcasm and comments like "Oh Really." After being on the phone again for over 1.5hrs, they disconnected me, and the saga continues.

They outsource their claim line to the Phillipines where it takes the idiots on the phone 19 minutes to gather my details, which I believe is by design to ware out the caller. I mean how about ask me my phone number and pull my record and then verifiy its me and proceed. Why the need to ask address, city, state zip and other B.S.

The service being advertised is not what is being delivered. This is deceptive advertising and marketing. I have decided to write this BBB complaint so that others are aware of what to expect from these jokers.

If I get no resolution within the next seven days by writing this complaint, the next step is to contact the TN AG's office and file an official complain about deceptive trade practices. What good is a warranty when you can't claim against it. And supposedly AHS is the best of the crap that is out there.

Buyer beware. Take your money and leave it in the bank for a rainy day. The amount of time I've to take off work to entertain these clowns and their contractors and the amount of food I've thrown out. I could have just as easily bought a brand new high-end refrigerator, and saved money in the process.

Terrible, terrible experience. AC went out last Friday- heard from HMS on Monday. The ONLY service provider in our large city is not able to come out until July 10th. Too long given the high heat and humidity in our area. I was granted permission to use a company of our choice. No surprise- all services were denied on the phone and I was stuck with the bill (reasons: quotes too high, requiring a leak test prior to authorizing any repairs which the technician and another technician I spoke to said it wasn't necessary in this situation). My technician didn't have time to do a leak test today as he was booked solid. Plus I wasn't going to spend the extra money to do it as Im sure the claim would be denied for another reason and I would be stuck with a larger bill- just a case of runaround and an excuse not to pay. I was given absolutely no parameters when choosing my own company and crazily assumed the right thing would be done by your company. My AC in now working great and I was stuck with a $500 bill. Super unethical company!!!!

OneGuard Home Warranty & Service plans. Everything I have called and paid for has been done poorly from "free/preventative " services spring weed prevention, AC inspection, & the paid services-rekeying; same keys work-5 break ins and counting, changing electrical outlets that worked but wouldn't hold the chord in the socket, stopped when he didnt' feel like doing it anymore, the same guy was sent out again to fix my loss of power in the garage. He got one garage door working. However, now I have no power in my family room, bedroom, only one garage door works, all the outlets and other lights in the garage don't and my bedroom lights no longer work. The guy even spliced my new HVAC and connected old wiring to it, one of my outlets sparked and look burned. I called requesting it fixed, no one came. They are requesting my home inspection which was done 6 months ago which I sent and fortunately for me I take pictures and videos before and after and repair work is done, which was also submitted. I also did some research and found the "electrician" was an apprentice but that license expired 2 years ago!! I submitted that information from the state as well. Its now 2 weeks later and I called them again, since no one has returned my calls or emails as I was told they would and they claim they need my home inspection, that they didn't receive it. I asked how long it will be before they come out once received (its been sent 3 times) and they would not give me a time frame. Yes all calls are recorded. I told them my house is no longer safe after the hack job their illegal contractor did. No response. I asked them what is the proper procedure per their policy to get this fixed immediately and all Darren said was we can't do anything without my inspection. They are clearly acting in bad faith, when they won't even go over their warranty policies with me. My home inspection has nothing to do with their unlicensed contractor not only working out of the scope of his license(if he had one) but the damage he has done to my home. While all this is going on I had another contractor come out to clean my dryer vent. He was here less than 15min including notifying me he was here, getting him a ladder, and putting my dog away. He stated he couldn't get it all done. I requested a written work order stating that and he stated he doesn't have to, all of them say that and I don't receive any. He said he isnt required to because it looks like work was done to the vent and its not covered. So I paid $69 for a job not done. He also stated OneGuard doesn't pay him enough to worry about it, they are too cheap. Thank goodness for my surveillance system, that every interaction with this lousy company is recorded.

Stay away from Home Warranty of America. Very unprofessional, very tough company when it comes to claims.
The technicals they send are careless. I have reported a claim for drain clogged since April 22, they assigned a company name ELM, but they never got in touch with me.I wait for 2 days, I called them, only to find out that the ELM company was out of business .
I called HWA, they assign another company call NP construction which they came, collect a 100 dls fee, but never fixed the problem. Never came back. I call that NP construction for many many times, and they never answered my calls or massages. I call HWA to report it but they keep telling me a different problem of miscommunication or that the authorization needs to come from somewhere else. The fact is that until today June 10 2019 that I called HWA they still have no answer.

Purchased Select Home Warranty on 8/17/18. Filed claim for clothes dryer 12/30/18. Claim was accepted but contractor never assigned because they could not locate one in our area - claim still open at time of this comment, repairs never made. March 20, 2019 filed claim for AC unit. Contractor stated $1000 in repairs, SHW would pay $150 toward repairs. Assigned Contractor failed to recognize that the unit was still under manufacturer warranty. Repairs are scheduled for 4/19/19 on the unit.
On 4/17/19 SHW sent email that our policy has been cancelled. Both claims are still outstanding, and cancellation was not authorized by policy holder. When we contacted SHW, they stated they had a recording that the policy was cancelled on 4/5/19, to which we asked for a copy, but they would not provide. They claimed they called and emailed before cancelling, but no messages, no emails on our side. We had previously requested a refund of all monthly payments that they have denied and filed a complaint with the State Attorney General's office on 4/2/19.

Home Warranty of America has refused to replace our refrigerator with a "similar" one, as contract says. The claim in 4/18 was for ice maker repair. After 7 visits we were told by Sears Home Service that a wire had been cut & the freezer could never be repaired. The Sears visit @ which that occurred has been isolated, because it had worked for a couple of weeks from the visit just prior. Our refrigerator is a french door with water/ice dispensers on outside. HWA will only replace it with a plain refrigerator, not french door & no ice/water on door.

HWA chose Sears Home Service, both sharing negligence in this and now they have breached the contract.

Cannot talk to anyone with any authority, if one even exists. The person emailing us says he/she is assistant to President and has sole discretion and last say in these matters.

I which I would saw your post in the internet. I am truely one of the victims of select home warranty. I have never ever been deceived this much in my life. they first increased my deductible and then claim that it is what it is until I showed the proof. then they had to reduce it for the next order. however not only they did not such thing, but also they didn't reimburse the difference in the previous deductible. Also they refused to pay the contractor because of this and that bullshit. so all in all, they never paid nothing however I have issued three claims so far. Please help me with this case

We used to do work for choice home warranty and we are familiar with the tactics and deception practices they use on their customers,they trap the contractors the same way they do the customer's we have parted ways but if you do part ways with CHW for a contractor you have to decrease the work that you do for them over a period of time so you can recoup most of the money they owe you because when you stop taking the work from them they will cut you off and whatever is owed you will not get they will tell you too get in line to sue,you can do a public index search on them in Edison NJ and look at all the contractors and people that are sueing them . As a first time home owner I wanted a security blanket for my large investment. So I picked Choice Home warranty. HUGE MISTAKE! I made a claim on my outside heating unit, it wasn't pushing warm air into my home. The AC/Heating technician came out and checked the unit out. After his inspection of the unit his conclusion was holes in the heat exchanger. The technician felt confident that everything else was in good working condition and the only problem was the heat exchanger. so the technician submitted his findings to Choice Home warranty for repairs. A few hours later I was notified by email from Choice home warranty that my claim was denied! I was shocked! How could this be!?! Here's what the Choice Home Warranty Team. "It has been determined there is a cracked and/or compromised heat exchanger. Heat exchangers are made of materials designed to withstand the transfer of heat through the chambers and cabinet of the furnace and the standard expansion and contraction that is associated with this process. Carbon steel, stainless steel, titanium and various alloys are all incorporated into the structure, with the outer shell being steel or stainless steel. Water leaks on the system, weather from a drain line that is plugged or a humidifier that isn't seated properly, will cause a corrosive build up on the outer shell and rust which creates premature cracking". "Please refer to your terms and conditions section F number1; we are not responsible for malfunction or improper operation due to rust or corrosion of all systems and appliances." This is absolutely crazy! Everyone knows that heat exchangers burning natural gas , a natural byproduct of that process is moisture. Moisture which causes rust inside the heat exchanger and rusts from the inside out. No way to avoid it! I feel that choice home warranty is being deceitful in stating that air-conditioning, furnaces and appliances will be repaired. I following up with the case manager & she laughed at me when I told her that the home warranty was bogus and the company was taking money from clients that trust the warranty is valid, when in fact the company never intends on fixing or re[placing any broken appliance. Reading through the Better Business Bureau's site re Home Warranty of America seems to be a continuing pattern of intent to defraud with most complaints having been issued in the last year. They have employees in place to perform bait-and-switch tactics where one employee will gladly take the information and indicate there will be an amenable resolution while multiple call backs yield rejection, denial and to my vendor's dismay, being laughed at when delivering the quote for the required service.

In July of 2018, as a part of my home purchase, I obtained a home
warranty agreement with HMS Home Warranty. During the first week
of October I started have problems with my side-by-side refrigerator.
The temperature in the freezer started fluctuating by several degrees.
It got to the point that after 60 degrees I threw out the food.

After contacting HMS, they dispatched A&E (Sears) to make the repair.
On October 5th the tech diagnosed the problem was with the front door
control panel. He also ordered and replacement motor for the ice maker.
After a couple of weeks, the parts arrived. The tech that installed the
parts said that the real problem was the master control board.
Fortunately, he had a control board on the truck. In addition to replacing
the board, he ordered another board and a solenoid for the icemaker.
After restocking my freezer, it went out again. On October 26th, A&E came
out and replaced the board again. Now, as of November 1st, the freezer
is dead again.

Now comes the fun part. I called HMS and was told the soonest I could
get service was the 6th. They then assigned the call to Expert Appliance
Repair and asked that I call them to schedule an appointment. When I
called Expert Appliance (859)270-0059, it was answered by an unmonitored
voice mail box. I then called HMS again. After they couldn't reach
the service provider they assigned the call to National Home Alliance
and said they would be here today (November 5) and would contact me to
confirm. Never got a call from them or HMS. I did get a call from
Universal Appliance Service who proceeds to tell me that the soonest
they could get someone here would be November 12th. Not going to work!

I called HMS this evening and after being transferred 3 times over the
course of 45 minutes, I asked to speak to a supervisor. Of course, none
was available. So, I asked for a department manager. I was then hung-up
on.

Needless to say, HMS has no clue on how to do customer service. Their
warranty is worthless. They can't even track who is going to perform
the service. I will do everything in my power to make sure as many
people know about HMS and pitiful service. Don't buy a warranty from
them!

Choice home warranty declined coverage citing storm and act of god policy denying coverage to repair and replace my AC unit . In 2016 Colorado Springs experienced a violent hail storm which damaged the fan and condenser coil they approved the repair and sent a repair specialist to fix the ac. The representative only fixed the bent fan blades and did not repair the coil. Choice covered the repair. We are moving and the new buyer wanted a maintenance receipt showing good condition within a 3month time period they did not accept the 6 month old service. It was then that we were apprised of the condition of the coils. Choice home refused coverage citing the storm and of god policy which they already waved regarding the original claim even after I brought it to their attention. Whew Re can I get justice.

I too have had both good and bad experiences with Select Home Warranty. My only good experience has been just prior to renewal. When I renewed I actually renewed for 6 years to the tune of $2K. Service declined immediately. I had ad a sprinkler circuit go out. The contractor they wanted to send out would not come as he's had a bad experience collecting from them. So I had to hire my own then file back for reimbursement which I never got. Some year later my A/C went out. It was 28 years old. They offered me $100 to dispose of it claiming it had not been properly maintained. When I offered the maintenance log on it they said it was unacceptable as it had to be done by a certified A/C specialist. Interestingly their contractor was not certified and did not even own a truck. $5K later I had to force him to remove the old unit and the old materials in the attic which required him to rent a you haul. Only later did I find he replaced it with a 4 ton instead of a 5 which was the original. Now I have a $600 dishwasher that they say is to expensive to fix and have offered me $150. Remove my deductible from that and it is really under a $100 for a unit just 4 years old.

First American Home Warranty's contractor said he was going to replace parts on my HVAC. When, a month later, they found the parts were no longer available, they conspired to claim it was a preexisting condition and not covered. AHS refused to replace my water heater because, according to them, my house was not up to code. Even so, I asked the city in which I live to come out and do an evaluation of my home. They said everything was all right, with the exception of adding an expansion tank for the water heater. The expansion tank only cost 39.00. I called AHS and explained that to them, but they simply said, “We are the only one who can get your house up to code if you want AHS to install your water heater. Then, AHS said, “You must first pay us almost 600.00.” I then reported them to the BBB and they stuck to their way of thinking up until I told them I was going to sue them, which was by then 3 months later and they offered me 575.00, which I refused. Since by that time I had already paid home depot to replace the water heater. I have them on my voice mail telling me they will not replace the water heater, unless I pay them the almost 600.00 to get my house up to code. I thought about taking them to small claims court. I've been trying to get in contact with Total Protect Home Warranty for over a year now regarding a claim. Every time I email them, I just get a canned email response from a robot. I've sent them the claim information they requested both as a scan and in text form multiple times, and I've even asked how do I get in contact with a human? But nothing. Just another of the exact same email automated response.

Add me as another Select Home Warranty customer with poor service. I bought their warranty thinking I had comprehensive coverage only to find out 2 months later in a contract they emailed to me, which I never saw nor signed, that while they cover said items, there are plenty of ways out for them so they don't actually have to pay money out or if they do, it's for a tiny amount of the actual cost. I really wish someone would do the lawsuit just to get back at these guys for their bait and switch line of business. What a waste of money and complete scam.

I am experiencing issues with Select Home Warranty regarding a plumbing claim. They have denied my claim with 4 different reasons over the course of three days. The minute I rebut their reasoning, citing their own home warranty and terms of service, they just find another reason. I have spent far too much time trying to resolve a $500 claim - a legit pipe leak that should be covered. That said - I am very interested in hearing from an attorney who may be interested in a class action lawsuit against Select Home Warranty. There are so many similar complaints all over the internet and the company is less than 5 years old.

I have a claim with Total Protect which is owned by Countywide/Bank of America. It's for my air conditioner They have denied it stating false comments on the information they got from the company that came out to service it. It's and old unit and has stopped working. the outer cover was backed into about 15-20 years ago and they claim that it was done within the last week and that it what is what caused it to stop working. The tech came on a Thursday fixed it stopped working in 41/2 hours, they returned on Saturday worked for about 20 minutes and stopped. I have had a contract with Total Protect for over 10 years and this is the first Large claim I have had and they are just making stuff up to deny the claim

Add Old Republic to this list. They are terrible. They have loopholes so they don't have to warranty any major problems. They declined my pool heater repair. They said it was installed incorrectly even though it worked when we bought the home. The home inspection even confirmed it was in working order. They charged me $80 to have a technician quote me almost $4000.00 for a new one. There reviews say it all. They've had class action lawsuits filed against them. These companies need to be regulated. It's a scam

I purchased a Kenmore refrigerator back in November of 2016 three weeks later the refrigerator stop cooling completely. I called the warranty company and it took 7 weeks for the repairs to be completed. Between the horrible customer service and appointments being set and no shows was a nightmare. I called several times and told the customer service agents that I have children under the age of 5 in the home and expressed my sense of urgency. I also explained we were using ice chest for all items that required to be kept cool. However, my concerns were not a priority.

As a result of this incident with the refrigerator, I was offered a home warranty for all my appliance which I purchased after the agent convince me if any of my appliance every have any problems a home warranty would bring me peace of mind with repairs. I went on a rant about how horrible my experience was with the refrigerator situation and she assured that was not how Sears does business and would address my concerns.

On June 20, 2017, our garage door opener stop working. My husband went to buy a new garage door opener then I realized we had the Sears home warranty plan and decided to call to see if the garage door was covered under the warranty and it was covered. Great news right!! Wrong, I asked what was covered in our appliance warranty plan and was told I didn’t have an appliance plan it was a system plan. I explained to the agent that I was mislead. She then went on to offer the whole house warranty for $10.00 more a month and it would cover the appliances and systems. I agreed under the condition that the Sears home warranty would deliver exceptional customer service as stated in the welcome kit. Otherwise, it would be my opportunity to shop around for anther plan. She assured me it would be a great experience with more coverage more benefits and more peace of mind.

My Garage door opener claim was opened on June 21, 2017. My appointment was scheduled for June 22, 2017. I then received a call later on June 21, 2017, that my service call was being rescheduled for Friday, June 23, 2017, between 8:00am-12:00pm. On June 23, 2017, we waited all day for the technician and no one came. I decided to call the office and was told no work order was in the system for a Friday service call (June 23, 2017). They advised the call was scheduled for Thursday June22, 2017. I advised the agent no one came to my home. I then requested for a manager to call me back and never received a call back nor reschedule of the home visit. On Monday June 26, 2017, a gentleman came to our house (no appointment) to assess the repairs. He first started off by telling us the garage door was out dated and Sears does not replace that model. He then went on to try to talk us into buying a new model which is the latest and the cost to replace was $799.99. I told him it was not my understanding that my garage door opener would not be replaced or repaired unless it was a part not covered in the warranty. He then said he can repair but would be a refurbish garage door opener and it would take a week for the item to come in. We agreed and only had to pay the $100.00 deductible. On Monday, July 3, 2017, another technician is at our front door. He starts to asses the garage door opener and again he tries to sell us a new garage door. I then was confused because I thought he was here to repair the garage door with the part that was ordered. I then explained that a tech was out last week and had ordered the part. The agent went on to apologize but said there wasn’t any notes in the system. So we started all over and he placed the order for the refurbish item. He came back two weeks later on July 17, 2017. He installed the part and said it was in working order. Done deal right?/wrong again, we opened the garage door to park the car in and the garage door came down on the car. Since July 17, 2017, I have called and requested for a superior to call me back and for a tech to come out and as of today August 2, 2017, the garage door is still not working. No call back from any manager or tech.

On July 31, 2017, I opened an electrical claim for our electrical panel. The appointment was scheduled for Wednesday, August 2, 2017. An electrician came out and asset the repairs. He then called the results into Sears Home Warranty and they denied his bid. They said it was too high. Then the Sears agent requested to speak with me to let me know that a work order was opened for a second bid. The contact information was provided for the second bid and was told I would receive a call within 30 minutes. I waited 6 hours and called the second bid electrician and he said he had no work order and he did not service my area because he was over 100 miles from my home. I called the Sears customer service line again and was told I would have to cover the second bids gas. I advised Sears rep that I was not going personally cover his gas expense and to find someone in my area. I also explained that the level of service and run around game was not settling well with me. I also explained that the running around appears to be common practice with all departments. I also requested a manager call and still haven’t received one. Her is another example of the horrible service.

I also advised the agent that a complaint was placed with the Better Business Bueruel, with Sears Corporate Office, Social Media and that I was going obtain legal counsel if these issues weren’t resolved in a timely manner.

At this point I want to cancel my warranty with a full refund of my premiums and deductibles I have paid.

I have a choice home warranty policy. That is all I have. I have had problems with my heat/air unit. I had problems and called for them to send Tech. They sent him and he diagnosed problem and claimed it was from not cleaning air filter. My wife does this monthly. So we were told to pay for a second opinion. We called different Tech to come out. He said problem was completely different than their techs diagnosis. He preformed repairs and did a full service on unit. 7 months later we had problems again. they sent same bad tech and he said it was from us not cleaning coils. Our manual does not say the consumer should clean coils and the last tech cleaned them anyway. We were told it was due to our negligence and could pay for a second opinion again. Last time I sent second techs diagnosis and list of things serviced and repaired. They said they never received it. But we could pay for second guy to come diagnose and repair again. I am also a victim of Choice Home Warranty. This company does not honor their agreement. The customer service or "no customer service" received by this company is a mirror of the unethical, unscrupulous business practice they exemplify. I think it's awful that all of the unsuspecting consumers have to POST,and file complaints for anyone to investigate. There should be consumer protection laws that shut these companies down. It's enough wasted time and energy on these companies that refuse to do business the right way. SHAME ON YOU!!

One: Service Request
The only thing that went well with my claim was the ease of filing the claim on line.

Two: Actual Service by Choice Technician
I was contacted the day after I filed my home warranty claim in the morning and a service technician was dispatched to my house that morning. The speed of the initial response was good; however, upon arrival the actual service was very bad. The technician that was sent to my house barely spoke English and was unable to communicate any repair issues with me. The technician told me that my AC unit was low on Freon and asked for the $45 service fee. I asked why he was not fixing the unit and I was told that he would have to do a leak test and that he needed Choice Home Warranty to approve the test. He then left my house with my money and no repair was made to the system. I had to call you to find out what the next step was and I was told I would have to pay for the leak test. Later that day I contacted 2 additional AC companies and was told by them that a leak test is a standard diagnostic test and they never charged additional fees for this service since you can't fix the problem unless you know what the problem is that needs to be fixed.

I called back the service company and they came back out and performed the leak test charging me $150.00. They again left. I was told that I had several leaks on the outside unit. What I was not told was that he cut a hole in my attic unit and that the condenser cable was totally frozen. He also did not mention anything to me about any rust or corrosion. I am now out $195 and the unit is not fixed.

I placed several calls to your company and was told that my unit would not be covered due to rust and corrosion; again I was not notified of any rust or corrosion. I was also told that my system was a closed system and should never leak Freon; at the point it was leaking then you should have made to repairs since this would indicate that there was a problem.

As stated before I called 2 other AC companies and luckily one was able to come out that evening. At this point I was told about the frozen condenser coil and the hole that had been cut in my attic unit. I have since replaced my entire AC system to my house costing me several thousand dollars $15,637.

Three: Prior Warranty Companies
I have had a home warranty since 2000 (with the exception of 1 year). I have never had another company send out a technician, tell me there was a problem and not be able to fix the problem. I find this totally absurd that you would send a technician to diagnose the problem but would not authorize any repair until they played the keep on calling game to get approval.

Four: Exclusions
Your exclusions literally cover any reasonable repair request so your company does not have to cover anything. Since central AC units are housed outside and subjected to weather it is normal that the system will have some rust/corrosion. I was able to get the other technician to verify that my system's rust/corrosion was actually caused by the Freon leak and that it would not have been detected unless someone ran a leak test or took the system apart. Since I am not an AC technician I did not detect the leak, but I did maintain the system.



Five: Recommendations
You have contacted me so many times offering a free month of service if I recommend friends/family. Since I value my friends and family I would not recommend a company that offers such shoddy service and treats their customers with such disdain. This was my first claim with your company and I will NEVER recommend your service to anyone and will NEVER make another claim with your company. I will however tell everyone I know to never use your company. I will also spend a great deal of time making sure that I post negative reviews on as many sites as possible since your company deserves to be shut down. I have already contacted the news to investigate your practices in the DFW area. I have discovered class action lawsuits against your company and you still continue to be unethical in your business practices. Below is just a sample of the wrongs you have committed and how poorly you treat your customers.


The Better Business Bureau has collected more than 1,800 complaints on Choice Home Warranty over the past three years. No other warranty company has received more complaints from the Greater Houston area, according to data obtained from the Better Business Bureau for Greater Houston and South Texas.

Choice Home Warranty agreed to pay nearly $780,000 to settle a lawsuit by New Jersey’s consumer protection office.

New Jersey officials alleged Choice Home Warranty used deceptive tactics to deny customer claims, including requiring people to submit multiple years of maintenance records before even reviewing a claim.

Scores of other Choice Home Warranty customers blast the company online calling it unethical, a scam, and a business that gives any excuse not to pay a claim. The company also has a "C-" rating with the Better Business Bureau based on its volume of complaints, amongst other things.

They have more exclusions than coverage.
I called to read their agreement, and was told that only after I pay, I will receive the agreement.

My tech, found issues in the faucet and was told it will need to be replace. Choice Home do not cover it.

Choice Home Warranty has denied our claim claiming rust. Heat pump is 12 years old and heat stopped working 8 days ago. Tech came out and diagnosed cracked heat exchanger. Tech told them unit has been properly maintained and not abused. However they noticed a little rust in the pictures and used that as reason for denial. We had to call everyday and we were told they were waiting for authorization. When we called on Sat and asked for senior support in corp they referred us to "Andy" who didn't even listen to my detailed record of events (6 claim reps 4 supervisors...cause every time you get someone new! He didn't even have time to review their own notes before he said denied. I am reporting to local news station and consumer affairs. Andy says we have no recourse but I believe we can arbitrate. If any class action in TN we are interested!

I have a homeowner's warranty policy and recently my toilet began leaking and it turns out that it was due to a slight crack on the tank. The homeowner's warranty company is denying my claim for repair on the grounds that it was "damaged" by me and is not usual wear and tear. How do I handle this?

Been trying to get my late model LG Refrigerator repaired for three months though American Home Shield. AHS keeps sending Sears repair Representatives out and they cannot repair the unit. Their system will not let them even input a part number because they have serviced the unit past the exceeded amount of time and they cannot do nothing. AHS requests that Sears submits a response stating that the refrigerator is unrepairable. Sears has completed this requirement. American Home Shield is not a good home warranty firm. Go to another warranty firm who has higher customer satisfaction. I am going to litigation against American Home Shield at this point

My boiler went bad and Total Protect said they could only put $1,500 toward a replacement. I found my contract with them yesterday and it said annual allowance is $15,000 which makes sense because I needed everything covered especially the boiler. They have caused us many issues by not replacing the boiler...

Choice home warranty denied my A/C claim after the tech came over and turned the switch on which caused the compressor to blow up. they claimed it was not a normal wear and tear eventhough the unit is 10 years old and all maintenance have been done. never asked for any records. is there a class action lawsuit against them ? Choice Home Warranty is supposed to cover all major appliances including Air Conditioning Unit. My Air Conditioner was not working well so I called the Home Warranty Company to have it repaired. The repair was requested on July 6th. I did not receive a call to address the claim until July 8th. They were busy and having trouble finding a technician. The technician they assigned was not available until July 10th, now 2 more days. I asked for different technician with faster response. They would not offer another technician. The technician came to my house 6 hours late. He never once called to say he will be late. I wasted entire day waiting for him. Upon inspection, the AC Evaporator Coils were said to be leaking the Refrigerant. I asked the service technician to replace them. He told me he must get approval from Warranty Company. Two more days went by, now July 12th, and no response for the claim. This is six days total. I called to complain and they told me claim was denied. The Home Warranty should cover my Air Conditioning Unit. The Claims Supervisor and Claims Manager both state they will not cover the $2,000-$2500 repair due to general liability exclusions. Also, the service has taken 6 full days. This was considered an emergency situation since I live in Texas and its life threatening to not have air conditioning in summer. Claim Supervisor and Manager denied all claims and were extremely rude. This company is well known for denying all claims. Even the contractor said I have a 0% chance of getting this paid. He said they do this all the time to people with evaporator coil issues. Please let me know if there is anything that can be done or if there is a pending class action suit being formed.

I need some help here with American Home Shield warranty service:

We reported the water leaking to American Home Shield on 2/10/2016. They sent the first Plumber to us and the plumber's initial investigation was wrong. He told us he would call us to see whether he could find the parts on the second day. However, we wait for a whole month without responses. I called AHS again and they told me they would call the plumber company. Everytime was the same answer and finally this went to the solution team and they called the company and the plumber came to the house. However, this time they told us they couldn't fix the issue because the wall needs to be broken and the AHS needs to find the third party to do it. We called AHS again and they sent the second company came to do the investigation. This time we told the plumber what was wrong but he told us he knew what was wrong and he would order the parts and fixed it next time. So one week later he came but he did the wrong evaluation so he called AHS and told them we had to break the tile of our bath room to give his access. He didn't tell us how big he needs. I talked to AHS and asked why we need to provide the access to the trouble and I was told the warranty didn't cover the tile broken but only dry wall. So I hired the local contractor to break the tile to provide the access to the plumber with my out of pocket money $100. However, the plumber came and told me the space was not enough. I asked him what the size should be and he didn't provide. I asked AHS to give me the size and they also didn't provide. The plumber sent me an photos without size and this time we thought we cut the wall big enough. The contractor came and told us the space is still not enough. The bath room started to get mold due to the leak and we paid the higher water bill due to the leak too. Now we couldn't remember how many times we have called AHS and they and the contractor are still playing the games. I almost give up and want to fix it on our own money but just feel whether there is some organization existing for consumers. This is like fraud. We paid the insurance and we paid the out of pocket money for the service but the problem is still there for more than 2 months. Anyone can help us here? I filed a claim with HSA 13 days ago regarding a leaking hot water heater. Today I still have no resolution. I have been sent on a round robin of calls and hold times and hang ups (they love to say their phone system is having issues which seems like their process to have people give up). I was told HSA would order the hot water heater but it still has not been delivered to the plumber that they assigned to the service. They can't provide an update and always defer to a mysterious parts department that you can't speak with and is always gone for the day (which seems convenient after you are on hold for one to two hours). The replacement will be approximately $2,500 ad they seem to be stalling (or maybe they have bad credit and the wholesaler wouldn't send the water heater). I have offered to have the service done myself if they will send me the claim amount, however they have said I have to fund and they will send a check a few weeks later (I am sure I will never get anyone on the phone when that is an issue). To date, they will not rectify the situation, provide an update, get someone on the phone who can solve the problem, or do anything other than tell me wait more days and call back. Everyone says they will call me back, but they don't. This seems like an outright fraud and breach of warranty to me. I would warn everyone to stay clear of them!

I think 2-10 warranty is a big joke. KNOT builders Matthews NC built my house in 2011. Just after about a year I saw some crack in ceiling. I contacted builder who said he it's not covered in 2-10 Now I see another crack with the first crack widening. also there were multiple cracks in garage floor but he said it's the concrete and they can't do any thing about it( garage cracks were before I got possession of the house). If any one has any idea how to proceed legally in this matter please let me know.

NATIONS RESIDENTIAL SERVICES in Dallas TX. They could not repair my AC and would not replace it even though their contract claims the BENEFIT of having an agreement with them is that you will not be burdened with unexpected large expenses. They are very sweet when they sell you the contract, but become very unfriendly when they are on the hook to pay up. Anyone on this board have any experience collecting from such scammers? Thx.

We bought a house in April with a 12-month home warranty from American Home Shield. Our home inspection revealed NOTHING wrong with our HVAC - both heat and air operated just fine. Shortly after closing, the air went out. AHS sent a tech out to our house to fix it. Great. Well, in mid-October, we turned the air off and the heat on, but NO HEAT actually came on. We called AHS again. They sent a different company out, and that company said the tech who came out in April replaced 1 part with an incompatible part, and removed a vital piece of equipment. And the tech said he wouldn't fix it - - we would have to have AHS send the original company back out. After 2 weeks and a TON of back-and-forth, AHS finally tells us that the company from April is no longer one of their contracted providers because - get this - they had a bunch of complaints about them... So they send the other guys back out. They diagnose the problem... We wait another week... And AHS calls me today to say "too bad, we'll give you the cash to buy a new part to replace the incompatible one (but the compatible one is not actually made anymore so good luck with that), but we won't do anything about the missing part, and we certainly won't replace your furnace". You know, even though their tech is the one that BROKE it in April. So what am I supposed to do? I got the warranty SPECIFICALLY so I wouldn't have any major expenses tied to the new house's MEP systems right off the bat, and AHS is trying to weasel its way out of coverage.

I recently purchased the 3 year term with Choice Home warranty. WORST mistake ever. Recently had my dryer breakdown > had a service technician come > opened the dryer door and looked at it > without opening any panels or anything > he determined there was 7 things wrong > Choice Home warranty denied my claim stating it was a pre existing condition > there was no inspection done prior to starting my contract with them > my dryer worked just fine before this > now they are denying the claim stating it was pre existing because they DONT want to pay for the service. This company is a scam and needs to be PUT Out of business. They deny claims on BS reasons and are getting away with this. Wondering how we can file a class action suit against this scammers. Normal wear and tear and the technician even state it was normal wear and tear damage > and they are denying the claim! Please AVOID Choice Home warranty at all cost! Truly mean that. You will regret if you sign up and it will be nothing but a headache.

AHS would not cover the repair of AC although I have a home inspection report that we did during the purchase of the house. They claim it is too close to the wall which caused the generator to burn after 12 years??? how did it last the entire life expectancy which is 10-15 years. We have been without AC for 2 weeks in 90-100 degree weather with 2 toddlers.

I was provided a home warranty with Choice Home Warranty as part of the house sale when I purchased. Literally 2 months after I closed, the a/c started making a HORRIBLE noise. Turns out the ball bearings on the motor etc were bad. The contractor fixed the issue but then Choice DENIED the claim stating my contract was "too new". I have had this contract since May and it is now August. How "old" does the contract need to be before they honor the terms of the contract? I have the Total Plan and they are purposefully trying to deny the claim so they can pocket the funds and screw over the homeowners. The only people that benefit form these scams are realtors (who push the product), contractors and of course the warranty company. A CLASS ACTION AGAINST CHOICE HOME WARRANTY needs to be happen as well.

I purchased a brand new house in 2006 from Centex. They offer me a 10 year manufactures warranty thru RWC (Residential Warranty Corporation) 2 years ago my a/c unit went bad and call them, well they said, your unit has a limited manufacture warranty and that specific unit expired 2 years ago, and at the time I was on my 7th year, the repair came out my pocket $3.500 later problem fix. Now I'm on my 9th year, and 3 months ago I tried to switch home owners insurance and they were not able to provide insurance due to some cracks on the exterior walls which I did not even knew about it, tried to contact RWC again and they give me some technical engineering explanation about 3/8 of an inch gap and about a foot long. Well a gather all the info and pictures they ask for it, and now I just got a letter that is telling me,they review my warranty and I'm only have a limited warranty on the verneer brick for the first year after they build it. One of the things I have learn about insurances and warranties is that they are constantly changing the rules and every time I think about it I get frustrated, due to the fact that I'm buying a product that I'm afraid to used.

I purchased three policies with Stanley Warranty (NJ). Since then for five claims, they did not send a single representative to service claim. For two claims, they asked me to get it fixed myself and did not reimburse later. On remaining, they did not respond at all! When I approached to cancel the policy, they will not return any money. On top of it, they sent me a threatening e-mail! TOTAL FRAUD!

Bought a new home from Toll Brothers for $700,000. The home purchase agreement and warranty clearly states that “Basement Damp-proofing: Bituminous coating on exterior, below-grade concrete walls (10 year manufacturer's warranty).” The walkout basement is damp and builder is not doing anything about it.

Choice Home Warranty denied my claim to repair my heating system. I paid $1,650.00 for 3-yr + 6 mo. free coverage. They told me the plan I bought only covers two out of three units I have, so I need to pay the difference to cover the third unit. I told them how many units I had when I bought the policy, and nowhere do they state that I have to pay additional monies to cover a third unit. My invoice from them simply states: TOTAL PLAN: Clothes Dryer, Clothes Washer, Refrigerator, Air Conditioning System, Heating System, Water Heater, Electrical System, Plumbing System, Plumbing Stoppage, Built-In Microwave, Oven/Range, Stove, Cooktop, Dishwasher, Garbage Disposal, Ceiling & Exhaust Fans, Ductwork, Garage Door Opener, Whirlpool Bathtub.

In Feb of this year, we paid Sensible Home Warranty $994. We have never had to use them and I just found out on the web they are closed. According to something I found on the web, they were already shut down in at least one state back in 2012. They have not returned our money or notified us at all. $994 in 6 months and never used. Please help. Thank you.

Since we bought the home in June 2011, we have been fighting with the A/C company all summer long, ever summer. They are constantly sending someone out to "fix" my A/C. It has never worked for more than a week at a time. I am prompted to seek legal help because I cannot fathom another nightmare of a summer with my kids in the house that is just as hot as it is outside, if not hotter! This warranty was included as "peace of mind" for us when we bought the house, and obviously we have renewed it every year for fear of having to pay for the A/C issues ourselves. Please help!

Claim denied. Cancelled policy. Was subject to a 25% cancellation fee in November 2011. It's February and I haven't received a refund and no one will return my calls. I've called and they have ONE representative who changes her name with every call and there's never anyone else available.

we have an active policy at a home up for sale with AHS and have never had a problem with that one so we got one on the new home. we have been here since august of 2013 and have had 3 claims denied, one that we were told since I have medications that have to be refrigerated at an even temperature and the refrigerator at first was freezing everything and then stopped working all together on a sunday. we called and were told to put the medication in a neighbor's fridge as they could not get anyone out to DIAGNOSE the problem before 5 days and then they would be looking for parts for a fridge from 1991 Montgomery Wards (none exist for years), parts were not available but they would not replace. we were told we could replace it ourselves and then apply for reimbursement so we did and reimbursement was denied as we did not wait the 5 days for the tech to come out and diagnose it. now this week they are doing it again to us. we have an electric tankless water heater, which they were aware of when we got the policy, and they have no contractors that can work on electric ones, only natural or propane gas. so they authorized outside service but will not allow me to use the one place that had put in the system because they won't wait for 90 days for payment. I am disabled and medically homebound, they do not care that I need hot water daily for part of my respiratory therapy. the original installer came out and diagnosed it, parts are not available as the manufacturer is defunct, and here it is 5 days later and AHS hasstill not found another place other than our current one that works on electric tankless water heaters. they refuse to reimburse us or pay direct the company that has all they need to replace the unit ready to be installed since three days ago. they can't even get a tech out here or found one that can do electric yet so it will be whenever they can get someone out here. then it will be someone who will diagnose it and have to look for parts as they won't let them replace it. since we do not have the funds to replace it ourselves and it has to be paid up front due to the cost of the unit, we have no credit cards and can't get a loan since we still have two mortgages, therefore if we want hot water we have to boil it. AHS for the last two years on the old house and for this whole time we have been in the new house, have denied every claim and refused repairs even when we have waited 3-5 days for their tech to come out. they would not fix the leaky bathtub faucet because it was too close to the faucet and they don't do faucets only pipes and they would have had to remove the faucet to fix the pipe. cost us $75 twice now in the last 3 months for them to diagnose the problem and tell me they don't or can't or won't fix it. stay away from AHS it is a ripoff.

American Home Shield has sent plumbers to my home on three separate occasions for the same problem with the same toilet, and refuse to replace the improperly functioning appliance.

The water dispenser system in my refrigerator in my rental property was not working. I called Fidelity with whom I have my home warranty. The TP service provider 'A1' charged my tenant $75 for the electrical wiring that got cut inside the refrigerator door. As per Fidelity, it is not normal wear and tear as it was cut. The reasoning provided by the technicain was that the wires were assembed so close to the door that over a period of time, opening the door cut the wires. These are wires inside the refrigerator door.

AHS would not repair a bad A/C unit. We have been w/o AC for 2 weeks in a 90-100 degree weather with 3 small children (less than 3 years old) in the house. We would like AHS to cover the repair of the unit and other misc cost we have covered as part of the dispute process.
